How much you can borrow
MoXi currently lends from $250,000 to $2.5 million USD on residential property in Mexico, up to 65 percent of the appraised value. On a $750,000 USD home, the maximum loan would be $487,500 USD.
Purchase, refinance and cash-out refinance are all available. If you already own in Banderas Bay, a cash-out refinance can free up liquidity without restricting how you use the proceeds.

Can I refinance or take cash out of a property I already own in Mexico?
Yes. MoXi offers refinancing on an existing mortgage as well as cash-out refinancing, which provides liquidity from a property you already own in Mexico without restrictions on how you use the proceeds.
How does the fideicomiso work with a MoXi loan?
Puerto Vallarta sits inside Mexico's restricted zone, so U.S. citizens hold property through a fideicomiso, a Mexican bank trust. MoXi creates the trust as part of the loan process and monitors fideicomiso renewals annually as part of loan servicing. Property held in a fideicomiso is not an asset of the trustee bank.
Is title insurance required?
MoXi requires title insurance to obtain financing in most markets where it is available. This protects you against undisclosed liens, prior ownership disputes and document errors.
