About the Zona Romántica office

Zona Romántica is the older quarter of Puerto Vallarta south of the Río Cuale, in Colonia Emiliano Zapata. It is the most walkable part of the city: cobblestone streets, Los Muertos Beach and its pier, the restaurants and galleries along Basilio Badillo and Olas Altas, and a dense mix of condominium buildings running from the beachfront back into the hillside. Our office sits at street level on Olas Altas itself, a block from the beach, with an agent available through the day for people who want to walk in and ask a question before they commit to anything.

This is the busiest resale submarket in Puerto Vallarta and one of the most varied. On a single street you can find a renovated unit in a 1970s walk-up, a new-construction building with rooftop amenities, and a hillside terrace in Amapas with an unobstructed view over the bay. Prices per square meter move sharply with elevation, view, building age and how close a property is to the beach, which is why a general city average tells a buyer very little here. Old Town also carries the heaviest short-term rental activity in the city, so a large share of the buyers we meet are weighing lifestyle use against rental income. We work through both sides of that: what a building allows, what it costs to own and operate, and what the tax obligations are once a property is rented.
