About the Sayulita office

Sayulita is a surf town on the Nayarit coast, roughly 40 kilometers north of Puerto Vallarta International Airport, built on a compact grid of cobblestone streets running back from the main beach. It is small, walkable and busy year round, with a rental economy that has grown alongside the town itself. Our office is on Calle José Mariscal, a few streets from the plaza, in the center of where transactions here actually happen.

The property mix is different from Puerto Vallarta. Instead of large condominium towers, Sayulita is mostly single-family homes and villas on hillside lots, boutique condominium buildings of a few units, jungle and ocean-view land parcels, and small-scale developments in the surrounding valleys. Gated communities north and south of town add another layer, from beachfront enclaves to hillside compounds. Many properties trade on a combination of view, distance from the beach and rental history rather than on a straightforward price per square meter.

Nayarit is also a different regulatory environment from Jalisco. State-level rules, ejido land history in parts of the region, condominium regimes and rental registration all need checking property by property, and a purchase that would be routine in Puerto Vallarta can carry additional diligence here. That is the practical reason to work with an office physically based in Nayarit rather than one that visits.

Coldwell Banker La Costa has served this coastline since 1986 with AMPI-certified agents across three offices, and the Sayulita team works with the Marina Vallarta and Zona Romántica offices whenever a client is comparing the two sides of the bay. Buyers here are commonly from the United States, Canada and Mexico City, purchasing second homes, rental properties or land, and the office works in English and Spanish through the fideicomiso, notario público and tax registration steps that a cross-border purchase requires.

Sayulita real estate

Property in and around Sayulita falls into a few clear groups. In town, listings include renovated homes on the flat streets near the plaza and the beach, boutique condominium units in small buildings, and mixed-use properties with ground-floor commercial space. On the hillsides north and south, the inventory is villas and view homes, many with pools and open-air living areas, along with building lots that range from small in-town parcels to larger jungle and ocean-view sites.

The surrounding coastline widens the options. San Pancho, a few minutes north, is quieter and lower density. Lo de Marcos and the communities toward Guayabitos are more affordable and more residential. South toward Punta de Mita and Punta Mita Resort, the market moves into resort and luxury beachfront territory. Buyers frequently arrive set on one town and end up comparing three, which is where an office working the whole Nayarit coast is useful.

Rental performance drives a large share of purchases here, so occupancy history, management arrangements and what a property can actually be booked at matter as much as the asking price. To see what is available now, browse Sayulita homes and properties for sale, San Pancho listings, or use the advanced property search.

Frequently asked questions

Where is the Coldwell Banker office in Sayulita?

The office is at Calle José Mariscal #45, Sayulita, Nayarit, C.P. 63734, Mexico, a short walk from the plaza in the center of town. The telephone number is +52 329 291 6200.

Which areas does the Sayulita office serve?

Sayulita, San Pancho, Lo de Marcos, Litibú, Punta de Mita, Punta Mita Resort, La Cruz de Huanacaxtle and the coast north toward Guayabitos, La Peñita and Monteón. For properties on the Puerto Vallarta side of the bay, the office works with our Marina Vallarta and Zona Romántica teams.

Can Coldwell Banker La Costa help me buy an investment property in Sayulita?

Yes. Rental income drives a large share of purchases here. Agents can review a property's rental history and occupancy, the costs of ownership and management, and the registration and tax steps that apply to renting in Nayarit, before you commit to a price.

Is buying in Nayarit different from buying in Puerto Vallarta?

The core process is the same, including the fideicomiso for foreign buyers in the coastal restricted zone. What differs is at state level: Nayarit has its own regulations, and parts of the region have land title histories, including former ejido land, that require closer review. Working with an office based in Nayarit means that diligence happens up front.

Does the office handle land and building lots?

Yes. Lots in and around Sayulita range from small in-town parcels to larger jungle and ocean-view sites. Title history, access, services and any construction restrictions are reviewed as part of the purchase, alongside the notario público.

Can I sell my Sayulita home through this office?

Yes. Sellers receive a comparative market analysis based on closed sales in the area, a recommended price position, and a marketing plan aimed at both Mexican and international buyers. You can start with a property valuation request.

How far is Sayulita from Puerto Vallarta airport?

Sayulita is roughly 40 kilometers north of Puerto Vallarta International Airport along Highway 200, typically under an hour by car depending on traffic. Many owners buy here specifically because the town is reachable in a single travel day from cities in the United States and Canada.
