A private residence with Careyes character

Casita El Dorado is a lifestyle purchase as much as a property. Open, sunlit interiors, a south orientation that holds light through the day, sea views from the main rooms, and direct access to the architecture and landscape that make Costa Careyes one of the most distinctive stretches of the Mexican Pacific.

The residence sits within Casitas Las Flores, a low-density cluster inside the wider Careyes community, where privacy is the point and the coastline stays undeveloped in both directions.

Casita El Dorado, Casitas Las Flores

Two bedrooms, two baths, one parking space, 133 m² plus a 22.16 m² terrace. Panoramic ocean and island views from the living room, dining area and both bedrooms define this coastal residence. Indoor and outdoor space flow together, and the south orientation keeps the interiors bright through the day.

Careyes is an enclave rather than a resort. Residents-only beach clubs, a small number of restaurants, and a calendar that runs from polo to the Chinese New Year celebration. What buyers come for is what is absent: no traffic, no crowds, no commercial coastline, and an architectural language found nowhere else in Mexico.

Offered at $850,000 USD, furnished and equipped.

Casita El Dorado, Casitas Las Flores

Precio: $850,000 USD, amueblada y equipada.

Buying on the Costalegre, handled end to end

Careyes sits inside Mexico's restricted zone, so a foreign buyer holds title through a fideicomiso. Our in-house closing support covers the bank trust, the notario público, escrow, RFC and SAT registration, and a written closing cost estimate before you commit. Coldwell Banker La Costa has guided cross-border buyers on this coast since 1986.

Questions buyers ask about Careyes

Can a foreign buyer own property in Costa Careyes?

Yes. Careyes is on the Jalisco coast, inside Mexico's restricted zone, which covers everything within 50 kilometers of the coastline. A foreign individual holds title through a fideicomiso, a Mexican bank trust granted for renewable 50-year terms, carrying the full rights of ownership including use, rental, sale and inheritance. The trust is set up as part of closing, alongside the notario público.

What are the closing costs on a purchase like this?

Buyer closing costs in Mexico typically run 4 to 8 percent of the purchase price: acquisition tax (ISAI), notario fees, public registry recording, appraisal and certificates, and the fideicomiso setup plus its first annual fee. The seller pays the real estate commission. We prepare a written estimate for this specific property before an offer goes in.

Where is Costa Careyes and how do you get there?

Costa Careyes is on the Costalegre coastline of Jalisco, in the municipality of Cihuatlán, roughly two and a half to three hours south of Puerto Vallarta by road. Access today is through Puerto Vallarta International Airport. Careyes is low density by design, known for its architecture, private beach clubs and year-round cultural calendar.

Can this residence be rented out?

Rental use inside a condominium regime depends on the community rules, so the regime documents and house rules should be reviewed before purchase. Owners who rent in Mexico register with the SAT, obtain an RFC, and collect and remit the lodging tax (ISH) and IVA. We review the applicable rules with any buyer considering rental income.
