Selling in Today’s Puerto Vallarta Market: How Smart Sellers Are Getting Results in 2025

If you’re thinking about selling your property in Puerto Vallarta, you’ve probably noticed that the market feels a little different lately. Homes are still selling, but not as easily as before. Offers take longer to arrive, buyers are more cautious, and closings have become more complicated than they used to be.

After watching this trend closely, I can tell you what’s happening. Many sellers are making one critical mistake that’s costing them deals, and the good news is that it’s completely avoidable.

The biggest mistake sellers are making is holding on to yesterday’s prices. The number one reason homes aren’t closing in today’s market is that sellers are still pricing as if it were 2021 or 2022. Back then, buyers were competing, inventory was tight, and almost anything with an ocean view sold at full price or higher.

Today’s market is different. Buyers are more value-conscious, financing costs are higher, and the peso-to-dollar exchange rate has shifted. Many foreign buyers are taking longer to make decisions, carefully analyzing every number from HOA dues and fideicomiso fees to insurance premiums. When a property is priced even five to ten percent above what the market supports, buyers hesitate. They may view it, love it, and then do nothing. That silence is your first signal that your price needs adjustment.

Sales volume remains strong, but buyers are negotiating harder. Even luxury condos that would have sold instantly two years ago are now taking longer. Inventory has increased, giving buyers more options and leverage. Closing costs in Mexico remain high, usually between five and nine percent of the sale price, so buyers factor those in. The foreign exchange rate also plays a big role. When the peso strengthens, U.S. and Canadian buyers effectively have less purchasing power. On top of that, insurance and maintenance costs have risen, especially for oceanfront properties and older buildings.

This is not a bad market, but it’s a more strategic one. Sellers who understand that are still getting great results.
